This property was once a Christmas Tree Farm that was started by then owners in the mid-1970. It is now non-functional as a Christmas tree farm. Remaining fir trees are overgrown and of no commercial value as Christmas trees. Fir trees cover about 8 to 10 acres. This property has been used for hunting and recreation only since we have owned it. The previous owners had a small amount f hardwood trees harvested in the mid - 1990's. It is partially wooded and we have kept a small portion, approximately 6 acres, clear of brush and trees up until 2014. The western border of this property borders on NY State DEC land, which is open to public use, including hunting. All other borders are with private owners. The northwest edge of the property is wet during spring. The south eastern edge of the property is about 1900 feet above sea level, and is also the highest point of the property. The land slopes downward in all directions from this point. There are about 10 acres of hardwoods consisting of maple, beech and some cherry. Interspersed throughout the non-Christmas tree areas are other fir trees. There are wild apple trees and a concentration of apple trees several yards to a few hundred or so yards from the southeast corner of the property. There is a tractor trail for access that does cross my neighbor's property to the east. There is a right-of-way for access to this trail by both property owners. The tractor trail starts on this (our) parcel and continues onto my neighbor's property to the east and then crosses back on to this parcel. Both property owners use this trail. Midlum Spur road continues along the south edge of the property to NY State DEC land. This road is not paved. There is no paved road on this property.
This property has seven permanent tree stands designed for (deer) hunting with any type of weapon. These tree stands are constructed of pressure treated wood with coated decking screws. There is a 31 foot long, 1974 Airstream trailer on blocks on the property that we have used as a hunting camp. There is also an outhouse and a fire pit with a few face cord of seasoned wood. Currently, there are three temporary tree stands of which all should be inspected for safety. All Airstream manuals and tires and wheels are present for use if wanted or needed. All go with the property, unless unwanted.
This property has everything anyone would be looking for in a hunting property. White tailed deer, wild turkey, coyote, grouse, porcupine, raccoon and many other game animals. The overgrown fir trees offer excellent bedding for game animals just a few yards from wild apple trees and other food sources.
A very favorable quality of this property is the stunning views of the rolling hills of central New York. There are several areas where the views are exceptional. Also, for the entrepreneurial individuals, this property could easily be returned to a functioning Christmas tree or other type of farm. Our neighbors to the east have had a functioning Christmas tree and blueberry farm in the family for decades. Since we have not intended to use this property as a farm, we have not had the property inspected for value of timber on the property.
